Blame the coastal hygge makeover on Covid-19 indoor isolation. Enter: cozy hand loomed rugs, a low coffee/game night table, textural neutral layers, and gas fireplace addition that transformed a nonevent corner into the style bomb showcase of the living room. The modern fireplace and its classic moulding typifies a favorite P&P trademark to add architecture where there once was none. This Living Room Take 2 balances a chic coziness that begs you to stay in and snuggle a while.
Spoiler alert! There are no actual bunk beds in this cozy top floor hangout space. There is however, all the makings for movie night and slumber party magic: custom built-in beds, an oversized snuggle-fest sectional, reading nooks, and whimsical yet chic decorative touches to help the space glow-as-they-grow from kiddos to teens. Blues in the playful terrazzo-like wall paper were pulled into the lighting, barn door, art, and even the faucet in the adjacent snack bar!
Though perhaps a misnomer, the lower level "pool house" packs a design punch! It boasts: a full second kitchen for easy entertaining complete with an alfresco kitchen window; a wet butt ready living room, indoor bar, and game space; a mud room and laundry room to grab/drop towels; and most exceptionally, expansive bifold doors that offer total walk-out access to the outdoor living and dining spaces, and the pool and private beach beyond. Summer memories unlocked.

Our Forever Home: a (currently) three story 1904 harbor-side Victorian with beautiful bones but funky layout after years of piecemeal additions. She got a full gut renovation to modernize (hello, pretty state-of-the-art kitchen) and maximize water sight lines, while steadfastly honoring her original architecture, millwork, and special details. Though she leans coastal, she's got hip nods from our favorite travel destinations, and more still to come. We call this the "before" shoot. Over the next year, her last thoughtfully curated layer of antique furnishings, art, and a lower level addition will complete our labor of love.

A longtime client returned for a thoughtful renovation of their 1853 antique home. First iteration of the remodel enhanced the home's flow with an updated kitchen, stylized play room, and all-season porch. Next, among updated floor plans and sweeping ceilings, addition highlights included: a workhorse mudroom and command center/laundry room, golf simulator, guest retreat, and home office. The home's original millwork was honored and replicated throughout to create a seamlessly connected new addition with meaningful historic nods and modern functionality.

As part of a massive Cape Cod luxury hotel renovation, Palm & Prep was tapped to design three signature waterfront retreats: the Hydrangea Cottage. A complete reimagining of bedrooms, sitting rooms, and washrooms achieved the ultimate in understated elegance, blending cool blue hues and sandy tones, light woods, and beach-chic style bomb accents. Add a P&P summer sleepover to your bucket list.

A Great Room with airy vacay-vibes for a sweet, busy family, and a weightless, zen-like retreat Master Bedroom, this project epitomizes 'a breath of fresh air' interiors. In the Great Room, walls opened, surfaces got a modern update, and nook-and-cranny space maximization gifted the family a super chic, livable landing space. Upstairs, bold renovations in the Master created curb appeal and a favorite feature to date: a high gloss floor-to-ceiling wardrobe wall.
